Seller Checklist

If you don’t have time to read over this, please at minimum do the following before I arrive. Move cars out of the driveway, turn on all the lights in the house, open all of the blinds in the house, crate dogs or plan to take them on a walk while I am photographing the house. You can greet me when I arrive, but I prefer no sellers, contractors, cleaners or dogs are home while I am inside the house. If you prefer to not leave the house while I am shooting, please follow the entire checklist below and you can plan to wait on another level of the house while I photograph a different level. Items CAN NOT be moved from room to room as I go.

Congratulations on getting your home ready to be put on the market!

Your agent has chosen to take the time and effort to get professional photos because they understand how important they are to drive showings and offers in this competitive market.

The tips below will improve the look of your home and make potential buyers more likely to schedule a showing.

This checklist is designed to help you sell your home as quickly as possible, and for the highest possible amount. This will help your home look the best it possibly can.

Please follow the checklist to ensure an efficient photo session. Following this checklist will not only help with getting the best possible photos, it will also help your home stand out in showings & open houses.

General

  • Treat the photo shoot like a showing! Leave your home in the exact condition you would leave it if you had potential BUYERS coming for a showing. Follow the rest of the checklist to ensure this.

  • You should not be present during the shoot. I prefer if the house is empty to focus on the photos I am getting and not moving things around. I need to get through the house quickly and efficiently.

  • Furniture & clutter can not be moved from room to room during the session. Plan accordingly before I arrive and store extra clutter in closets/garage. I do not photograph closets or the garage unless specified, so feel free to use them.

  • Please have dogs crated or otherwise not present in the home.

  • No contractors or cleaners should be present during the shoot.

  • Don’t worry about the weather, the sky can be easily replaced in Photoshop.

  • Please move cars out of the driveway before I arrive.

  • Bonus: change all lights to a bright white color temperature (3500K+) for a more inviting look.


Whole Home

  • Before I arrive, turn on ALL lights in the home, including lamps.

  • Turn off all fans.

  • Clean windows, countertops, glass furniture, etc.

  • Open all curtains and raise all blinds to completely expose the windows. If you want to show off blinds, you can raise halfway and open them to let the light through.

  • Adding plants or colorful decorations can really make a photo pop.


Kitchen

  • Remove all appliances that are on the counter, unless they look natural and accent your kitchen. Use your best judgement!

  • Counters should be free of clutter.

  • Hide any trash or recycling cans.

  • Remove magnets, pictures, etc. from fridge.

  • Hide branded soap dispensers, lotion, etc.

  • Wipe any reflective surfaces (stove, microwave, glossy fridge, etc.)

Bathrooms

  • Put toilet seats down.

  • Close all shower curtains. If you prefer them open to show the tub, hide all branded soaps, lotions, etc.

  • Hide any extra toilet paper, tissues, toothbrush holders, etc.

  • Clear sink area of any accoutrements that will be distracting in photos.

  • Clean mirrors.

Living Rooms

  • Hide TV remotes, magazines, wires, etc.

  • Straighten couch pillows, fluff cushions & hide extra blankets or pillows.

Bedrooms

  • Remove everything from nightstands that isn’t decoration (chargers, water bottles, alarm clock, wires, etc.)

  • Make sure bedding is flat and straight.

  • Anything under the bed is visible in the photo, make sure they are clear.

Exterior

  • Remove all fallen debris if possible (branches, twigs, grass clippings,

    etc.)

  • Mow lawn or shovel driveway if possible.

  • Hide toys, trash cans, hoses, etc.

  • Close garage doors and park your cars inside or in the street where they can’t be seen in photos.

  • Any patio furniture should be straightened up, and patio umbrellas

    opened.
